How does a foreigner own oceanfront in Mexico?

There are two ways to buy oceanfront Real Estate in Mexico as a foreigner to this country. The first is to set up a Bank Trust (Fideicomiso). It is valid for 50 years and can be renewed after that for another 50 years. The bank is the Trustee and you are the Beneficiary.

The second is the Mexican Corporation. You need at least two shareholders to set up the Mexican Corporation, once it is set up the corporation will go out a buy the property you desire and hold the Title to this property. You can have multiple properties including commercial Real Estate under one corporation.

How much does it cost to build in Mexico?

Building costs on oceanfront property in Mexico ranges between 60-100 USD per square foot.

Are there direct flights to the properties?

Yes, there are direct flights from the U.S, Canada and Europe. You can fly direct on almost all of the major airlines into Cancun. You can also fly into, Merida, and Cozumel. Continental Airlines flies direct from Houston to the city of Merida and Aero Mexico from Miami to Merida.

What are the building restrictions?

For oceanfront Real Estate (residential) you are looking at a maximum height of 2 stories on the Yucatan Peninsula. For second row lots you can go up to three stories high. Some areas are looking to preserve the environment as much as possible, so you may find some areas limiting the amount of construction. We can be more specific when you select an area of interest such as Majahual Real Estate, Yucatan Real Estate, Playa del Carmen Real Estate, Cozumel Real Estate, etc.

Can you refer me to a builder?

Yes we can. Once you have selected the Yucatan property you wish to purchase through us, we can refer you to a few reliable local architects/builders. We can even help to set up an appointment to meet with these architects/builders while you are here in town. This way you can see the style of homes that are built in this area, and you can start making plans for your future home.

Do your properties have clear title?

Yes, all of our Yucatan real estate Llistings have clear titles and have no liens against them.

How long will it take to close on my Yucatan property?

It usually takes 30 days to close on a property.
